Cal Appraisal Group can provide a comparable check as long as USPAP is not violated. Compariable checks are performed to provide clients of the general sales activity in an immediate area for an educated business decision. Sales data of all homes located within a one mile of the subject property may be requested.
The Appraiser cannot determine if those sales are truly comparable without conductioning a field inspection of the subject and researching the sales data. To do so would be in violation of the Management section of the Ethics Rule of USPAP. Comp checks are not a guarantee of any value.
